Two very different Windsor jobs
Air conditioning in Windsor means juggling two housing types in one suburb. About half the homes are houses, many of them old Queenslanders and timber cottages on hilly streets like those around Swan Hill, and about 45% are flats and apartments, a lot of them along Lutwyche Road. Most installers are at home with one or the other. Ring around and you’ll find out which, usually after a wasted quote visit.
Get the wrong fit and you end up with pipework stapled up a street-facing VJ wall, or a balcony condenser the building manager won’t sign off.
Here’s the easy part. Tell us which kind of home you’ve got, and we’ll send one vetted installer who does that work regularly and quotes upfront in writing.
Around 55% of Windsor homes are rented and the median age is about 32, so efficient landlord replacements sit alongside character-home renovations on the job list.
Common aircon Windsor jobs
Matched to the way Windsor is built:
Ducted in renovated Queenslanders
High ceilings and big rooms suit zoned ducted air conditioning, ideally fitted while the house is opened up.
Multi-heads for character homes
Where ducting won’t fit, a multi-head system runs several slim indoor units off one outdoor unit tucked at the rear.
Small splits for apartments
A small wall split per bedroom, with the condenser wherever the body corporate allows.
Rental replacements
Old, power-hungry units swapped for efficient inverter models between tenancies.

Character homes, overlays and low streets
Some Windsor streets may fall under Brisbane City Council character overlays, and even where they don’t, most owners don’t want a condenser or pipe cover on the front of a Queenslander. A good installer will suggest running pipework under the house or through internal cavities, and mounting the outdoor unit at the side, rear or underneath. If you’re unsure about your property, check council’s online planning map before you book.
Height matters on the lower streets near Breakfast and Enoggera creeks, which flooded in 1893, 1974 and again in 2022. If that’s you, ask about wall brackets or a raised stand so the condenser sits above the lowest part of the yard.
Common questions
Windsor air conditioning FAQs
Can I hide the outdoor unit on my Windsor Queenslander?
In most cases, yes. On a raised timber home the condenser often fits underneath or at the rear, with pipework running under the floor rather than up the external walls. That keeps the street frontage clean and protects the VJ and weatherboard detailing. Tell the installer that appearance matters, and they’ll plan the route before they quote.
I own a rental unit off Lutwyche Road. What’s the most sensible replacement?
Usually a like-for-like inverter split of the right size, so the tenant gets lower power bills and you get fewer breakdown calls. If the old unit uses R22 refrigerant, replacement often makes more sense than a regas. As a guide, a straightforward split changeover often runs about $1,500 to $3,000, indicative only; the written quote confirms it.
Is ducted aircon realistic in a high-ceilinged Windsor home?
Often, if there’s roof space or room under the house for ductwork. High ceilings mean the system has more air to move, so sizing matters more than usual. Where roof space is tight, a multi-head system with a few indoor units can be the better fit. The installer will check access during the site visit.
What should I have ready before booking an install in a Windsor apartment?
Your body corporate’s written approval, the building manager’s contact details, any by-law conditions about condenser placement or trade hours, and photos of the balcony and the wall where you’d like the indoor unit. Having all that ready means the installer can quote accurately the first time and you avoid a second visit.
