Air conditioning for northside businesses

When the aircon fails in a shop or clinic, every hour costs you. Customers walk out, staff wilt, and the contractors you ring either don’t do commercial work, can’t come till next week or never send the proposal. Then there’s the landlord, the building manager and the after-hours access to sort.

Sorted. We send one vetted installer who handles commercial work, is used to dealing with landlords and roof access, and quotes upfront in writing.

Hot shops lose customers and hot offices lose productivity. From the retail strips around Chermside and Aspley to the industrial estates at Brendale, Strathpine, Virginia and Northgate, commercial air conditioning has to cope with long trading hours, open doors, heat from equipment and plenty of people.

Commercial jobs range from a single wall split in a small office to ceiling cassettes in a café, ducted systems in a medical suite, or multi-zone VRF systems across a larger fit-out. Many sites also need regular scheduled maintenance to keep systems reliable, meet lease obligations and keep indoor air clean.

Commercial work often has extra moving parts: landlord approvals, building managers, after-hours access, roof access and fall protection, and sometimes QBCC licensing or engineering input on larger jobs. The installers we pick for commercial work are licensed for it and used to working around trading hours.

The difference

Getting commercial aircon the usual way vs. with us

The usual way

  • Ring around to find who does commercial
  • Wait on a proposal that never arrives
  • Lose trading time to a no-show
  • Wonder if they’re licensed for the job

With Air Conditioning North Brisbane

  • One installer who does commercial work
  • A written proposal, upfront
  • No-shows get dropped from our list
  • Licences and insurance checked before they join

Common commercial system types

The right system depends on the space, ceiling and how it’s used.

Ceiling cassettes

Sit flush in a suspended ceiling and throw air in four directions. Popular in shops, cafés and open offices.

Ducted systems

Concealed above the ceiling with outlets to each area. Suits offices, clinics and fit-outs with several rooms.

Wall-mounted splits

Cost-effective for small offices, server rooms and staff rooms.

Under-ceiling units

Mounted on the ceiling where there’s no ceiling cavity, such as warehouses, showrooms and older shopfronts.

VRF / VRV systems

One outdoor system serving many indoor units with individual control. Used in larger offices and multi-tenancy sites.

How it works

How a commercial enquiry works

01

Send the details

Tell us the type of premises, approximate floor area, what’s there now, and any landlord or building manager requirements.

02

Site visit

A licensed contractor inspects the site, ceiling space, power supply and outdoor unit location, and checks access requirements.

03

Written proposal

You receive a quote covering equipment, installation, electrical work, any out-of-hours work and ongoing maintenance options.

04

Install and maintain

Work is scheduled around your trading hours where possible, and you can set up a maintenance schedule directly with the contractor.

What a commercial maintenance schedule usually covers

Frequency depends on how hard the system works. Many businesses service quarterly or six-monthly.

  • Filter cleaning or replacement
  • Coil and drain cleaning to control mould and blockages
  • Refrigerant pressure and leak checks
  • Electrical connection and safety checks
  • Fan, belt and motor checks on larger units
  • Service reports for your records or your landlord

Common questions

Commercial air conditioning FAQs

Can work be done outside trading hours?

Many commercial installers will schedule noisy or disruptive work early, late or on weekends so you don’t have to close your doors. After-hours work may cost more, so ask for it to be quoted separately. Tell us your trading hours when you enquire and we’ll pass them on to the installer.

Do I need landlord approval?

Usually yes if you lease the premises. Most commercial leases require approval for new equipment, roof penetrations and outdoor unit locations. Some also specify who is responsible for maintaining and replacing existing systems. Check your lease and get approval before work starts.

How often should commercial air conditioning be serviced?

It depends on usage. Systems in busy shops, gyms, cafés and clinics often benefit from quarterly servicing, while lightly used office systems may be fine every six or twelve months. Some leases and building managers set a minimum frequency. The contractor can recommend a schedule based on your site.

What licences are needed for commercial aircon work?

Refrigerant handling needs an ARC licence (ARCtick), and electrical connection needs a Queensland electrical licence. Larger building and mechanical services jobs can also require QBCC licensing. We check every installer’s licences before they join, and you’re welcome to ask for the details before you engage them.

Can you help with a fit-out?

Yes. If you’re fitting out a new tenancy, enquire early and we’ll send an installer who can work with your builder or shopfitter on ceiling layouts, outdoor unit placement and power supply. Air conditioning is much easier and cheaper to install before ceilings and finishes go in.

Is there a minimum size for a commercial job?

No. Commercial work covers everything from a single split system in a small office or consulting room to whole-floor systems. Tell us what you have and what you need, and we’ll send an installer who does that size of job. Small jobs are often quoted from photos and a brief description.
