The Ascot problem nobody warns you about

Air conditioning an Ascot Queenslander is a different job from cooling a modern brick box. Those large old homes, many on the hills around Bartleys Hill, have high ceilings and big open rooms that hold far more air than the floor plan suggests. Ring around and you’ll get one installer who sizes off square metres alone, one who’s never worked under a highset, and one who goes quiet after the site visit.

Undersize it and the system runs flat out all summer and still can’t keep up. Oversize it and you’ve paid for capacity you’ll never use.

Sorted. We pick one installer who works on character homes, sizes for the volume of the room rather than just the floor, and quotes upfront in writing.

Ascot isn’t only Queenslanders. Close to half its homes are flats and apartments, many near the Racecourse Road dining strip, and the flat racecourse land around Eagle Farm and Doomben covers more than a third of the suburb. So the work ranges from whole-home zoned ducted to one discreet split on an apartment balcony.

Do it while the house is open

Plenty of Ascot ducted systems go in during a renovation, and the timing matters. With floors up or ceiling linings off, an installer can run ductwork under the floor or through the roof space and tuck return-air grilles where they won’t clash with original detailing. Retrofitting the same system after the painters leave is usually harder and messier.

If you’re planning works, bring the aircon installer in alongside your builder early. Ask about zoning, so upstairs bedrooms and downstairs living areas can run separately, and about where the outdoor unit will sit out of sight from the street.

What Ascot homes usually need

Matched to the big old houses and the apartments near the racecourses.

Zoned ducted, under floor or in the roof

The go-to for large Queenslanders. Our ducted air conditioning page explains how zoning keeps running costs down.

Splits sized for high ceilings

Tall rooms often need a step up from what the floor area alone suggests.

Discreet multi-heads for apartments

One balcony condenser running a few slim indoor heads keeps things tidy for the body corporate.

Hidden pipe runs

Pipework run under the house or inside cavities, not across the facade, keeps the character look intact.

Common questions

Ascot air conditioning FAQs

Can a big Ascot Queenslander have ducted air without losing its character?

Usually, yes. Ductwork can run under the floor of a highset or through the roof space, with outlets placed to avoid ornate ceilings and VJ walls. Outdoor units normally go at the side, rear or under the house. Mention that the look matters when you enquire, and the installer will plan routes and grille positions during the site visit.

How do high ceilings change the aircon an Ascot room needs?

Most sizing charts assume ceilings of about 2.4 metres. Taller ceilings mean more air to cool, so a living room that looks like a 5 kW job on floor area may need 7 kW or more. A proper heat-load check that factors in ceiling height, windows and sun exposure is the way to get it right.

I’m in an apartment off Racecourse Road. What will the body corporate want to know?

Typically where the outdoor unit will sit, how the pipework will be hidden, whether any walls need drilling and when the work will happen. Many buildings have by-laws on condenser placement and trade hours. Get those details and written approval sorted early, and the installer can describe the proposed layout for your application.

Is it better to fit aircon during a renovation or after?

Generally during. With floors or ceilings open, ductwork and pipe runs are quicker to install and easier to hide, which saves labour and avoids patching later. Retrofitting afterwards is still possible, but access is tighter. As an indicative guide, zoned ducted for a larger home often lands somewhere around $12,000 to $22,000; your written quote will confirm it.
