Old cottages, single-skin walls and nowhere to hang a head
Sandgate has been a seaside town since land sales began in 1853, and timber Queenslander cottages from the 1880s still line plenty of its streets. They’re beautiful, but they make air conditioning Sandgate jobs tricky. Single-skin VJ walls leave no cavity to hide pipework, and between the tall windows, French doors and fretwork there’s often barely a metre of wall for an indoor unit.
That’s when installers either go quiet or suggest running conduit straight across the front verandah. Neither helps.
Breathe out. We match your job with one vetted installer who’s happy working on older timber homes. They’ll look at the place properly, work out a route that respects it and quote upfront in writing.
Not every Sandgate home is a cottage, mind. Around 72% of dwellings are separate houses, from heritage timber homes to later builds, and about 24% are flats and apartments around the town centre and foreshore. Roughly a third of homes are rented, so landlords make up a fair share of enquiries.

Aircon Sandgate jobs, and why they come up
These are the requests installers hear again and again in Sandgate:
- Split systems for cottages, with pipework dropped through the floor rather than run across the front
- Ducted retrofits in Queenslanders with enough roof space, routed carefully around original ceilings
- Floor console units where there simply isn’t the wall space for a high-wall head
- Compact splits for foreshore apartments, once the body corporate approves the condenser spot
- Corrosion-protected outdoor units for homes closest to Bramble Bay
- Inverter units with a good dry mode for muggy bayside nights
- A look at the old switchboard in a timber home before anything is wired in
Under the house, by the water
On a raised cottage, the space under the floor is the secret to a tidy install. Pipework can drop through the floor beneath the indoor unit and run underneath to an outdoor unit tucked at the side or back, out of sight of the street. If the area under the house has been built in, the installer will plan around that instead.
Sandgate sits at the bottom of the Cabbage Tree Creek catchment, where the lower reach is tidal, and in the June 2016 flood creek peaks lined up with high tide. On a low block, keeping the outdoor unit and any under-house runs up off the ground is simply sensible. And close to the bay, a corrosion-protected outdoor unit plus the odd gentle freshwater rinse helps it go the distance.
Common questions
Sandgate air conditioning FAQs
Can you put aircon in an 1880s Sandgate cottage without ruining it?
Yes, with some planning. The usual approach is a split system with pipework dropped through the floor and run under the house, so nothing crosses the original walls. Where wall space is tight, a floor console can sit under a window instead. Ask the installer to show you exactly where each part will go before you sign off on the quote.
My cottage has VJ walls. Why does that matter?
VJ (vertically jointed) boards on many old Queenslanders are a single skin of timber, so there’s no wall cavity to hide pipes and cables the way there is in a brick or plasterboard home. The installer has to route everything another way, usually under the floor or through the roof, and fix the indoor unit securely into the framing.
I rent out a Sandgate unit. Can I get aircon installed between tenants?
Yes, and between tenancies is usually the easiest time. You’ll need body corporate approval for the outdoor unit location first. Give the installer access details, any by-law conditions and the building manager’s contact, and they can quote and book the work around your vacancy. A compact split usually suits a unit bedroom or living area.
Is ducted an option for a Sandgate Queenslander?
Sometimes. If the roof space is generous, ducting can run above the ceilings with outlets placed clear of decorative features. Many Sandgate aircon quotes for Queenslanders still come back as splits, though, because older roofs can be cramped and the ceilings themselves are often worth protecting. The installer should get up into the roof before recommending either.
